Land transfer tax is a payment made to the government for transferring property from the seller to the buyer, it is a complex process that should be calculated by a professional. Ontario's land transfer tax is payable when you register the transfer.
Land transfer tax is typically calculated on the value of the property as registered with the land registration office. The tax rates calculated on the value of the consideration are:
0.5% up to and including $55,000
$55,001-$250,000 1% less $275
$250,001-$400,000 1.5% less $1525
$400,001 and up 2% less $3525 where the land contains one or two single family residences.
If you are a first-time homebuyer, you may be eligible for a refund of all or part of the land transfer tax, provided you meet certain criteria.
If you are purchasing a land lease property there is no land transfer tax to pay as the title of the land is not being transferred.
